The number of solidly qualified buyers actively looking has continued to grow each month despite the crazy dynamics of just about everything and they are ready to buy. However, buyers generally are more discerning than in the previous two years and they have shown that they are not going to settle on a home unless they genuinely value it and feel the amount of work needed to be addressed is in line with pricing.
It also means that it is prudent for a seller to prep appropriately for listing- making sure that any blemish is addressed and their home is in its finest presentation. We just had the pleasure of listing 639 N. Park in Glen Ellyn in the last 45 days and the sellers did an amazing job getting the home in top notch condition for sale. We then took over and had the home staged to accentuate it’s swanky vibe, brought in our preferred photographer for photos, floor plan and drone, crafted an outreach to top agents throughout the Chicago area and prepared informative marketing materials. Within 3 days we received multiple STRONG offers, accepted an offer 10% above list price and closed in 3 weeks.
